Question:
What is the best day to
list your home?
Results:
Weekend blues, Thursday
Green. Show me the money, that’s right Thursday listing start dates gets
you a .7% over list price vs. close price. Go ahead and list on Sunday, which
apparently means you just don’t like to sell quickly and seems to indicate you
like to over list your home.
Thursday is not only a good day to
check for Happy Hour specials, but you may want to also lookout for your new
favorite home because you guessed it Thursday sells 78% more quickly than
Sunday.
Method:
Fellow
data dorks this is pretty easy aggregated data. A list date is matched to
a specific day of the week and that line is added to the row of all sales in
the last rolling 365 days. Three data points were considered in the
research as follows: Close Date (CD), Close Price (CP), List Price (LP).
The
deviation between LP vs CP and an average was calculated and compared to the
day of the week, which was plotted on a bar graph as the day of the week
residing on the X axis and differentiation of LP vs CP charted on Y axis of
Graph 1.
The
number of days from List date to Close date was calculated with average
calculated and then compared to the day of the week. The day of the week
residing on the X axis and number of days on Y axis of Graph 2.
